Sellers can list their properties with rich details including photos, property specifications, closing timeline, and pre-qualification requirements to ensure serious inquiries only.

When an offer is accepted, the seller can optionally activate our Transaction Tracker — a guided, step-by-step workflow that helps both parties coordinate the property showing, finalize terms, confirm mortgage approval, book inspections, and connect with their respective lawyers. The tracker culminates in a Deal Summary that is emailed to all parties, including both lawyers, to kick off the formal legal process. The Transaction Tracker plays an advisory, facilitating role only — all arrangements and disputes remain between the buyer and seller and are not controlled or regulated through our platform.

Identity verification is a cornerstone of our marketplace. All sellers must verify their identity and ownership before listings go live, and all listings undergo admin review to ensure quality and legitimacy. If a user updates their legal name after verification, their account actions are automatically frozen pending a routine identity re-verification — protecting all parties from impersonation and maintaining trust throughout the transaction process. Admin approval is required to reset verification and thaw frozen accounts.

To protect buyer privacy and ensure serious inquiries, seller contact details for an accepted offer's buyer are masked until the seller pays a one-time $25 CAD platform fee to unlock them. This fee grants the seller access to the buyer's name, email, and phone number, and activates the Transaction Tracker. Sellers can review the offer amount, pre-qualification answers, and buyer's message before deciding to pay. A seller may decline an offer at any time without paying the fee. Payments are processed securely through Stripe.
